You may purchase your home from any licensed dealer; however we have 30 years of experience in sales & service of Manufactured Homes, as well as all phases of operations of Manufactured Housing Communities (aka Mobile Home Parks). We work with several manufacturers so if you prefer, we can handle everything for you. Come visit our dealership, speak to our sales staff and view current models available.
How do I know that the value of my new home won't go down when my neighbor brings in an old, "broken down" home?
Benton Hills management will allow new or pre-owned homes that meet the parks strict standards. For instance, roofs must not be metal and must have 20-year shingles, and siding must be 4 inch vinyl, clean and in good condition.
What must I pay beside paying rent?
Water, sewer & curbside trash pick up are all included. There are minimal additional charges to tenants with pets. So without pets All you pay in addition to your rent is your cable, electric and fuel and taxes on your home. There are no park or association fees.
If I decide to move out of Benton Hills at a later time, how do I go about selling my home?
Our trained and licensed sales staff is well qualified to help you by showing your home to perspective buyers. You can also sell the home yourself or hire a realtor.
Benton Hills has strict rules on behavior and conduct. Benton management has 30 years experience operating this type of community. We are not a Real Estate Investment Trust (REIT). We have a manager who lives in the park and you will also find the owners there frequently at their own home in the community.
How close are the stores and hospitals?
Benton Hills is 15 minutes from Dickson City, PA and the Viewmont Mall. We are close to Scranton with it’s many top rated hospitals and heath care. St Francis hospital is known for excellent heart care and cancer treatment.
Do I have a say in the how my home is placed on my homesite?
Yes, because our homesites are larger than the average site. We ask you for your input on where you would prefer the home and what trees you would like to save. Township zoning regulations take precedence, but we make every effort to ensure your satisfaction.
Can I have overnight guests, motorcycles, campers and boats at my home?
Overnight guests are always welcome. We have a free parking area for your RV's, Boats and extra vehicles. Motorcycles are permitted as long as they are equipped with a factory muffler, or equivalent. Loud motorcycles of any kind will not be permitted.
Can I landscape around my home with extra trees, perennials and other landscape material?
Landscape improvements are always welcome at Benton Hills. The placement of additional trees, evergreens, flowers and mulch beds usually require no additional permits. Always check with the Benton Hills office and get written approval whenever you want to move or add large items like sheds, landscape timber or decks. We have guidelines to follow to insure that all improvements are within the proper boundaries and completed in a safe and professional manner. These may require a simple permit from the township.
